Softwashing solves a problem pressure washing cannot: how to clean a surface that would be damaged by force. Instead of relying on water pressure, it applies a cleaning solution at low pressure and lets the chemistry break down the algae, lichen and organic staining.

It is the standard approach for render, painted surfaces, cladding and most roof coverings — anywhere that a lance would leave marks, drive water into the substrate or strip the finish.

Softwashing FAQs

What is softwashing?

Cleaning a surface with a low pressure application of a biocide solution rather than with water pressure. The chemistry breaks down algae, lichen and organic staining, and the surface is then rinsed.

What is the difference between pressure washing and softwashing?

Pressure washing removes dirt by force and suits hard, durable surfaces such as concrete and block paving. Softwashing removes biological growth by treatment and suits render, painted surfaces and most roofs.

Is softwashing suitable for render?

It is generally the recommended method for render. High pressure can crack, mark or saturate a rendered elevation, whereas a low pressure treatment cleans it without that risk.

Will it harm my plants?

We protect and pre-wet planting, control overspray and rinse afterwards. Tell us about anything particularly precious and we will take extra care around it.

How long before I see results?

Some surfaces clean up immediately. On heavily colonised render and roofs the improvement continues over several weeks as treated growth breaks down and weathers away.
