Patio Cleaning in Kent

Patios collect a black film of algae and lichen through winter, then dry to a dull grey that most people assume is simply the stone ageing. It rarely is. Underneath, Indian sandstone is usually still buff, cream and rust-coloured.
We clean patios at a pressure the material can take, working with the fall of the paving so water and dirt run away from the house rather than into it.

Colour back, not stone stripped
Sandstone is soft. We use a controlled pressure and a wider fan than we would on a concrete drive so the surface texture stays intact.
Joints considered
Loose or failing pointing is identified before we start rather than discovered halfway through.
Softwashing where it suits better
On delicate or heavily biological surfaces, a low pressure biocide treatment often gives a better and longer lasting result than water alone.
Left ready to use
Furniture back, surrounding areas rinsed and debris cleared.

How the visit runs

Identify the stone, check the pointing and note anything already damaged.

Clear and protect
Move furniture and pots, and shield planting and adjoining surfaces.
- Step 3
Clean
Surface clean the field, then detail joints, edges and steps.
- Step 4
Finish
Rinse, re-sand joints where applicable and put everything back.

Can you pressure wash Indian sandstone?
Yes, with care. Indian sandstone cleans up very well at moderate pressure with a fan tip kept at a sensible distance. Close-range, needle-jet work is what damages it.
Will the patio go green again?
Eventually, yes — algae is airborne and Kent winters are damp. A biocide treatment after cleaning slows regrowth noticeably, and shaded patios benefit most.
When is the best time to clean a patio?
Spring and early autumn are ideal. Spring clears the winter build-up before you use the space, autumn removes the growth before it thickens over winter.
Do you clean the pointing out?
Sound mortar pointing stays put at the pressures we use. Failing or hollow pointing can lift, which is why we check it first and flag it before starting.
